For Architects, Builders & Developers
Bespoke timber windows and doors for the trade — surveyed, quoted, made and fitted properly. PAS 24-compliant for new-build. Supply-only or supply-and-fit, across Yorkshire and mainland UK.
Est. 1999 · PAS 24:2016 · Approved Document Q & L · Certass Registered · HomePro IBG · Accoya Certified · 5.0★ · 82 Google reviews
Most of our trade work falls into four buckets. Whichever it is, the spec is the same as our retail work — Accoya frames, PAS 24 security detailing where required, factory-sprayed finish, proper ironmongery, 30-year guarantee on the timber.
Working from your drawings and NBS spec. We'll review, flag anything worth changing, and issue CAD sections and shop drawings before manufacture. Happy to attend design meetings or issue samples for client approval.
You measure and fit, we make. Frames delivered on our own transport, factory-finished in your chosen colour, glazed and ready to hang. Ideal when you've got a trusted fitter and just need the product to be right.
We survey, quote, manufacture and install. Our fitters are on-staff, not sub-contracted. One point of contact from measure to sign-off. Best when you want the finished job guaranteed by one company.
Multiple plots, matched spec, phased delivery aligned to your programme. We've done everything from single-plot self-builds to multi-unit developments across Yorkshire.
Everything we make is compliant with the current Building Regulations — you don't need to chase us for certificates or worry about a Building Control inspector's questions. Below is what we build to as standard.
Enhanced security performance to BS PAS 24:2016 available across our door and window range — required under Approved Document Q for new-build dwellings and any ground-floor or easily accessible opening. Tested to resist manual attack with common tools.
Every new-build residential unit needs Document Q-compliant windows and doors. We spec the multi-point locking, anti-snap cylinders, laminated glass and steel-reinforced hinges required to meet it — nothing bolted on afterwards.
Windows to a whole-window U-value of 1.4 W/m²K or lower as standard, with lower U-values available for Passivhaus-adjacent specs. Warm-edge spacer bars, argon-filled units, low-E soft-coat glass. Full FENSA/Certass documentation on completion.
We're Certass registered — the Competent Person scheme for windows and doors. Every install gets a compliance certificate for Building Control without a separate inspection.
Toughened safety glass to BS 6206 (kitemarked) in all critical zones. Laminated glass for enhanced security and to protect glazing in listed frontages. Fire-rated glazing available for internal or protected escape routes.
Happy to provide product specifications that drop into your NBS clauses. Timber species (Accoya, oak, engineered hardwood), section sizes, finishes (RAL / F&B / bespoke), ironmongery schedules and glazing spec — issued to you as a PDF or Word document for tender.
Most of our trade enquiries come from architects and builders who've had enough of their current supplier. The story is usually the same — slow to quote, slower to answer the phone, and a spec that doesn't hold up on site.
Rob (the owner) is on the number. If you need to change a size, add a plot or move a delivery, you get a person, not a hold tone.
Accoya frames on everything — 30-year above-ground guarantee, paint that lasts three times as long as unmodified softwood. Insulated Tricoya panels where relevant. No cheap-timber substitutions.
We quote from an accurate survey and hold the price. No mid-job "extras" for standard spec. If the scope genuinely changes, we tell you before we do the work.
Every frame is finished in our own spray bay before delivery. No brush marks, no on-site painting, no waiting for the weather.
We arrive with the trims, the sealant, the ironmongery and enough fitters to have the job weathertight before we leave site.
Certass registered for Building Regulations self-certification. HomePro insurance-backed guarantee available on private client work — deposit protected, workmanship covered for 10 years.

A Yorkshire housebuilder switched to us after being let down by his previous supplier. We built and fitted two pairs of black Accoya garage doors with insulated Tricoya panels — one for his own home, one for a renovation. Both fitted in a single day.
"Loved them — asked us on the day to come back and measure up for two gates."
